The property should have extra tiles left over from the build, use those to replace any needed tiles.

In my experience I would expect to have closer to $1000 left over for saving reserves in this scenario and with the current market conditions be lucky to have a cash flow of $200/door or a total of $400/month.

We don't consider charges/fees as "rent", but our lease does say that any money received by the tenant is applied to those first, and any left over is applied to rent.

You either have paint left over or you run out .

And then when you say gross $85k, I'm deducting all expenses for mgmt, PITI, utilities, etc. and coming up with a net (for example $30k leftover). 

Seller financing mortgage is paid at closing by your funds left over funds are yours.

Sometimes if I have paint left over from a different project I'll do an accent wall but I wouldn't spend much time fussing over paint color, its a rental not a Better Homes and Gardens front pager.
