The mountains are not very forgiving, and folks from Evergreen (25 minutes outside Denver) experience a very different climate than us here in Denver, with relatively heavy snowfall, but an admittedly gorgeous summer.

Yes, you have the right to pay off the first in full, if you buy it at the 2nd's foreclosure, as a "successor in interest", but it can be like pulling teeth for them to give you a pay off and get it done, plan on a month to get that done from when you start.

They usually won't give much but it's better than a kick in the teeth.
