Getting to 90 LTV isn't an obstacle, it's the allowance for a subordinated seller second to 100 CLTV that will give you a problem---I'm not aware of any lender that will allow this configuration.

With seller assistance, you could configure a 95 CLTV loan program, but you would need a 20% seller 2nd.Regards,Scott Miller

I bought a license and installed it myself on my server and configured it myself as well.That is why it looks as bad as it does.I have done more research and think I might have to go with MovableType as my blog software, not sure yet.Has anybody got contacts to a company or individual that is experienced in Blog software customization etc that I could hire for the re-implementation of the software?

If you are doing a flip where the kitchen or bath had to be redone, then Ikea stuff looks nice, and it would sure look better than moldy mousy cabinets and a stained sink.However, on kitchens, unless you need to change the configuration of the cabiets, you can work miracles with paint, new hardware, and new countertops.There are only a couple of times when I will remove existing cabinets, which are: They are in the wrong place.

The same thing is with my IT job: new project drawn up, getting the software put together, setting the configurations, debugging the hiccups, marking it as complete.In both cases, once I "get in the zone", I'm a machine.
