Would competitors bid as high as (or very close to) the AV?  

I also lived in the AV for a few years.Remember that all the advice really just boils down to what your goals are.  

My advice to you, look out in the AV or IE areas.  

Can someone please share some guidelines on how you define class A vs B vs C Tenants in your real estate practice?

(RC - Depreciation = ACV) If you have 10 year old cabinets your going to get the value of those cabinets minus 10 years of depreciation.Agreed Value (AV) - AV is an endorsement you can get through some carriers that states the insurance company agrees to pay a certain dollar amount in the event of a loss regardless of the replacement cost. 

Nothing wrong with investing in lower end markets like the AV, it has worked out great for me, I just prefer to buy them when they are on a fire sale. 

Systems like that are installed by people who do AV/home theater or companies that install security systems.
