But the point is that you really need to pound the pavement, research and tour properties and make yourself available to clients at all hours just to survive as a broker.

My suggestion would be to read and absorb as much info as you can through here (there are so many folks with tons of different knowledge to offer) and don't be shy to start hitting the pavement.
