I would just say this, if you use the same method and it doesn't work, you have to re-examine it.It seems to me that someone responding to an offer two and a half years after you start marketing to this person, is an anomaly, not the rule...

Even if we address the past two years experience as anomaly and say that historically speaking, RE proved to be good hedge against inflation and appreciation is at least as good as the stock market, we are still talking locality and it is hard to predict the long term direction of any given locality.
