Madison WI Market Conditions
Hi Folks,
Curious to get some feedback on what others are seeing/feeling in the Madison market with respect to multi family sales. I’m noticing a slight jump in inventory in the last month or so in certain parts of town and am curious if others think that’s an anomaly or if we’re at the beginning of something bigger in terms of more buying opportunities/a shift to a more buyer friendly market. We live in a unique place that doesn’t follow the standard rules you read about on these forums so just thought it’d be interesting to hear perspectives from others as there haven’t been a lot of recent local discussions re our market.

Hi Mike, nice to meet another investor from Mount Horeb!
I did a quick search on Multifamily (MF) for Dane County as well as Madison to see what the numbers say. Here are the 30 Day Averages for Daily Listings, going back to 2018.

We appear to have that V recovery so many talked about at the beginning of the shutdown. We see a steady rise in Daily Listings since the beginning of June. In the last 2 weeks, we've seen yet another spike in Daily Listing. Madison appears to be driving this surge, compared with the surrounding area driving the previous surge.
I wouldn't get too excited just yet though. We are still within the normal range for new inventory, at least by 2018 & 2019 standards.
