Yeah, I think we're all a little biased to where we currently invest.

A couple of points:1: The tenant was not given keys to all doors with locks.2: The tenant was instructed to call a locksmith.

One month vacancy can eat up all the cash flow.

I imagine a T-6 is just a Trailing 6 month table that shows our rents, expenses all fully tabulated and organized into a summary table, but having a hard time finding documentation online to support that. 

If the IRA owns the property outright that is all moot.
