I hate to say this but the search function has been a point of constant chagrin for years.

I am still amazed at all the investors who went from their interest stopping to ( I lost all my money) with out digging into the collateral.

The old ChatGPT function calling interface was good, but no one wanted to build to just one vendor's spec.Now that MCP has won everywhere, it makes sense to build that bridge for LLMs to talk to market data providers directly, rather than risking it hallucinating market stats.

There is almost no new home construction in upper NW DC because all available plots have been built.

There may be spurts that reveal themselves and cause loud excitement to us, but less is seen by others.Then one also has to look at what we are defining as growth. 

How are you all evaluating whether or not a rehab is cosmetic (updating beds, bathrooms, and kitchens) vs a full gut besides obvoius signs (plumbing/electrical issues, structural issues, subfloor issues, etc.)?

THEN expand into other niches that you get exposed to the most.This gradual expansion is more efficient than chasing after every possible opportunity and having to invest major time researching & learning - only to have the potential deal fall apart and it all be a waste of time.
