This type of litigation can take years to resolve, depending on whether the non-paying owner has a reason for withholding.When a ship is sinking, it isn't the greatest idea to jump on board.

As I learned from family, friends, coworkers, and past landlords I knew very well, I was introduced to real estate ownership, but I never understood the scaling capability till one of my coworkers retired from his sales role at 32 years of age.

Last year I put myself out to my community offering handyman services and was very upfront about what type of work I was capable of.

Then if you have more time, access to internet, and a good phone line (none of which were guaranteed on either of my ships), you can start doing flips or BRRRs. 

Are commercial agents capable of selling the business that resides in the real estate?

Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), your tenants have additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

I'm sure there's a reason it's so low, if you can find out what it is AND have the capability to solve it AND the numbers make sense, it doesn't hurt to try!
