Do you think that would be enough to strike a deal with a mentor?

I may just say that because I am young and inexperienced but stocks don't really strike a chord with me. 

NO one does it better than those who =own them and are there every day to watch it like a hawk.. strike up relationships ( hopefully ) with tenants that they can massage into staying for years etc.   

I rejected seller offer's offer as they wanted higher than $165,000 and my striking price was $165,000. 

We personally thought we were going to start with a small apartment complex... turns out we are building new duplexes to hold... opportunity strikes you need to be prepared to jump!

Two years seasoning may fly with some lenders, but if your credit is less than 650 you now have two strikes for a loan that is full-recourse.Are you seeking bankable terms or are you willing to sacrifice rate for the ability to close on a loan that gives you the cash while you fix your credit and season the BK.

It seems as if a longer term option window with a strike price that follows the declining principal balance is a better option.
