It is almost 3000 square feet on a large lot at the end of a cul-de-sac. 

I told the guy at PoL that the trustee (some bank in Delaware) should take over the properties and return the fund to the investors; then he told me that that only happens when PoL is bankrupt but the company has not bankrupt yet.

We are based in Delaware, and of course we would like our first deal to be local.

If anything ever goes wrong, an entirely different set of statutes applies in partnerships (de facto or otherwise) vs. a lender seeking recourse.

My properties are in Wilmington, Delaware and I'd pay closer to what @Mayer M. is paying in South Jersey (which is also where I live).
