I am hoping on our next deal they will come down on interest a bit.Ok, so here's what the house looked like before we bought it:So far, we have painted the exterior, all new vinyl windows, new exterior doors, new garage door and opener, installing French drains and a sump pump due to there being a bad ground water issue in the crawl space last spring, new roof, opened up the kitchen, put in a french door, replaced all the wood flooring, tiled in bathrooms, framed in laundry and mechanical, shelves in the pantry, all new interior paint, heated flooring in master bath, can lighting.

You have a vinyl window there and that will be fine in the shower. i would remove the wood trim and tile right up to and about 1/2- 3/4" onto the window. seal the tile to the window with an outdoor extremely flexible caulk used for siding ( OSI brand is good and can be found at home cheapo ), this way as the vinyl expands and contracts it will not crack the seal.

My dad was always interested in real estate, and I wallpapered, tiled, painted, did yard work, etc, all before leaving junior high school.  

I also use "Nature's Miracle" or another enzyme formula.I no longer allow pets, other than in a house with ceramic flooring.

Granite counters , tile/wood etc. 

For quality and a sprayer (painting tiles of the drop ceiling?)

Does not have a quiet title or has it been run though Tax Tile Services or similar.

Central Texas - As I type, tile is being placed in my 1200 square foot rental house, 100% tile in the home.

When you shop for your home, choose a home that would make an ideal rental (3 bedroom/2 bath, low yard maintenance, laminate or tile flooring (these last much longer than carpet), close to shopping and transportation and good schools etc.).
