That $2000/month in cash flow should be pretty easily attainable with your $100k+ cash position if you leverage it well.

I’m currently in the process of attaining my first rental property from a relative so I’ve been doing everything I can to make sure I don’t mess this up from the get go.

2% rule is not attainable anywhere in SoCal - it's hard to find even in the more well known "cash flow" happy investor cities.

I have taken numerous courses, attended numerous conferences with hopes to attain the knowledge I need to invest.

Even buying saving bonds make sense if planned earlier (3-4% interest was attainable for 30 years).

Building good habits that reflected the type of investor I needed to be to attain my goals (if that means not eating out as much, starting a side hustle, getting rid of bad debt, etc.).

What is your step by step plan to attain your goals?  

My go to strategy, without knowing much about you and your place, would be to subdivide the land, build the most dense and attainable housing possible on the new land, keep the existing house and add a DADU on the existing lot if possible.So many options!

I've met enough people who have pulled that off and even quicker once they got rolling to believe that it's very attainable if you apply yourself.
