Whats the best way to invest in real estate with 125k

Hello, I have been consuming a lot of real estate info from books, podcast, and blogs and I think I'm ready to start making my own mistakes in real estate instead of reading about other peoples. I live in Indianapolis, Indiana and I have $125k to invest. The plan I have come up with is to buy single family homes 3 bed 2 bath using the BRRRR strategy except instead of refinancing the houses I was going to use delayed financing in order to get my money back faster which would speed up the whole process. So instead of waiting 6 months to a year to refinance I could get my money back in about 6 weeks. I also will be looking for deals where I can possibly use seller financing with small down payments. My goal is to make it to $5,000 per month in passive income after all expenses within 2 years of my first deal. I know you can't possibly know whats the best plan for me without knowing me but I welcome all comments of ways to meet my goal quicker or pit falls that could possibly happen with this plan I'm contemplating using. Thanks in advance for all feedback.
