@Holly Bixler , it depends what state you're in but most states require a landlord to give their tenants a reasonable (days wise) Notice to Cure. 

For this to ever work they would need to drop the price and I think it is possible but most of all I want to know if this was done correctly and I'm not getting blinded by forcing it to work numbers wise so, Thanks in advance! 

If you are going for a specialized field such as a doctor, lawyer, etc i would say go for it but to simply get a degree to do real estate seems a bit costly and not a wise use of time in the Information Age where most of the education you need for this is readily available for free or the cost of a book.

Considering they are struggling to pay the rent, it is not wise to go after them!

Strategy wise some of it is personal preference but house hacking and buy & hold are both popular options.
