Tenant broke lease but agreed not to in the future, want her out!

We bought a duplex with tenants already in place. The one with a two year lease has a trashed yard and says she can not afford her storage unit. She has been breaking the lease by subletting for the past ? Years because it was permitted by previous landlord. She has agreed not to break the lease and have subletters, can we legally evict?
