From what I see for a decent deal the place needs to be in a decent location.  50k per unit screams bad location.  1 thing for expenses you didn't mention is unreimbursed utilities. 

I have rented that spare room in 2019 for out oft owners, visitors for the weekend and made $7000 off!

However, I think we have to see how this plays out before we start to scream 'the sky is falling'.NOTE:  Remember a few years ago the "Ebola pandemic" that threatened the entire known universe?

I am Married and the wife has a good job, we get a SCREAMING deal on rent so relocating isn't an option at the moment.

Why are you going for a $1M primary residence if you need down payment assistance it just screams terrible idea. 

Another tenant called me saying that there unit was very disturbing the night prior and that it sounded like screaming, crying & violence.
