Dealing with a schizophrenic

Posted

I rented out one of my units to a lady in her 60s, she was a pleasure to have and super sweet. As time went by I kept noticing her grandson around and the first few times I met him , he seemed to be normal. I started realizing that he might be living with his grandma  but I hadn’t received a written confirmation from my tenant. It wouldn’t of been a problem for him to stay but things started getting weird. I had a tenant advice me that the grandson was scaring her daughters by coming out to the common area with his face painted and would make weird noises. Another tenant called me saying that there unit was very disturbing the night prior and that it sounded like screaming, crying & violence. I Immediately sent my tenant a written noise complaint and expressed my concern. As well as advised him to call the police if that happened again. The following week I had too enter that unit for a plumbing matter and when I walked in I was in complete shock. The whole apartment was damaged, walls damaged, they had ripped out brand new cabinets, painted the appliances, broken doors , I mean I can’t even explain how bad it was . I took photos & videos and realized that it was time for them to go. I gave my tenant a 30day notice on 1/20/20 and when the first came around she refuse to pay rent because she was going to move by the third. They are still there and I’m going tomorrow to the apartments am I allowed to take authority with me since her grandson is mentally ill and I’m scared for what can happen? He’s really disturbing and I think he has schizophrenia. What should I do? He’s not authorized to live at my property and has managed to disturb my other tenants and damaged my brand new renovated apartment.
