Any multi-unit owners in the DMV Area?

Hi everybody! I was wondering if there's anyone in the DMV Area (Washington DC) that owns multi-unit properties as rental? Came across a deal that seems too good to be true so thought I can possibly chat and pick their brains if at all possible. I've only done SFH rentals so delving into new territory so wondering what pointers, things to look at, etc. Thanks!

 Well Baltimore is a completely different city.  The catch is Baltimore is among the highest risk markets in the country. Remember, life doesnt happen like a spreadsheet.
