Borrowing money from in-laws could potentially put you in a sticky situation, but if they are okay with it and give you a pretty good interest rate than maybe that is the best option.

Technically you could make arrangements to buy the property now at a much lower price so the family can use the money immediately with the life tenant remaining until their death when it would revert to you, but that gets pretty sticky.

Standard disclaimer of not being a lawyer, but with regulatory trends going more towards consumer protection, I could see this getting very sticky in court if anything happened where you weren't able to pay back a security deposit.

That said, when there are roommates or shared leases involved, we don't modify the lease or negotiate, it gets too sticky and usually its because there is a personal problem that I want nothing to do with.
