Beginner looking for help with getting into rentals

Hey folks!

Newby to the Real Estate investing scene here, and I'm very interested in owning rental properties. I plan to start out small - looking to purchase my first "small" rental in the amount of about $150K or less. 

To be honest, since I'm new to this form of investing, I'm a bit nervous in taking the steps to own my first property and I'd like to consult with someone who has a good amount of experience in the industry - someone almost like a mentor, I guess.

If anyone is out there who is interested in helping me out or being a point of contact for me and my beginner questions, please let me know! Your help would be greatly appreciated.
