My friends are talking about investing in Austin as well (we are from CA), they've been there and think it's a nicer place among TX, young and vibrant place with some companies like Apple or Amazon.

Especially with sex offenders, and habitual offenders in certain types of crimes.There is a reason why the entire community usually gets notice in the mail when a sex offender is moving into where you live.

I also have a habitual lateness clause which states that if a tenant is late 3 consecutive times the rent goes up $30 to the end of the lease.  

Is there a way I can put a value on it just to sell to someone who wants to put the time and money into turning this into a vibrant park?
