I havent heard of one in WI that requires more frequent pumping. yes no disposal, and advisable to have a filter on the washing machine discharge as well, and good idea to have them drop enzyme tabs monthly as well, but in all honesty, a good working system will work  20-40 years (average life expectancy) or longer with out any issues. around here a 3 bedroom system replacement (tank and drain field) runs around $5-$6K but a mound with clay soil can easily exceed $20K so lots of variables.

Wells around here are another story, I'd say 3/4 of the well water in the capital region has either sulfur, clay, methane, or a combination of those 3 which are very costly and difficult to treat, and also there are lots of areas that have wells 1500' deep and still can't get 1 gal per minute supply.

I'm late to the game in this post, but having grown up in Texas, I decided not to invest there because: 1) it has some of the highest property taxes in the country 2) it has some of the highest closing costs in the country 3) it has issues with cracked foundations due to the composition of the Texas clay 4) comparing it with other cash-flow markets, you get more bang for your buck elsewhere - Texas is better for appreciation compared to them 5) if you use an llc you get hit with business taxes on that, as opposed to no state income  taxes holding in your own name.
