It's an 8 unit property in the central valley of California (Fresno) and rents are below market at about 4 units at $550 and 4 at $650 when they could be up to 700-750.

Rents are typically higher around here but on the flip side, the taxes and competition seem to be very high as well, specifically in the cities close to the lake (Lakewood, Rocky River, Bay Village, Westlake).

Is Matt at Real Property Management Three Rivers going to manage these for you as well?

I can get you a lot of advice on SFH flips and rentals North of the river in KC but I am just breaking into MFs.

There's several show rooms in the valley so you could call around and see if they have any floor models for sale. 

I currently live in Gooding and the Magic Valley is where I am starting my venture but, deals are deals.
