There are a lot of gray areas in the code and wiggle room to deduct more or less.

I am hoping to gather a solid set of numbers/criteria to help me structure the best deals for those looking to pick up some cash flow properties out here in Grays Harbor specifically (for now).

As of now, I am thinking that I will paint the kitchen, bathrooms, trim, and ceilings a Swiss Coffee White (Kelly Moore) and paint the living area and bedrooms walls a light shade of Gray. 

Some nice gloss white or gray paint would make them look great.

Only thing to worry about is gray wrap on pipes.

Can someone comment on the state of real estate market in Grays harbor area, in smaller towns like Elma?

I know most will suggest not painting brick but I don’t think pant removal is in the budget and when I look at the side not painted already, I’m not impressed with the appearance of the brick.Also, it is on a dead end street in a rural area with about 10 other brick ranches (none painted) and I think a stylish gray with matching new roof will make it stand out.
