@Randy I have a friend in the area that is a R.E. broker/agent and he told me that actually doesn't matter because Tennant's can use window units and heat is required but that I can buy baseboard heaters off Amazon for $40 each and screw them to the baseboard making them a "fixed" heating source solving the landlord requirements.

I have W2 & 1099 income, solid credit, home equity and brokerage accounts/retirement savings, and some limited rental history (my first deal is a SFH 2 years ago).I've read about doing 75% bank / 10% second with seller, and "just" coming up with 15%.

.- There isn't verbiage regarding assignable of contract  - Sales Contract has the wrong Seller's name- Sales Contract is a copy from a local Realtor Board that has the Seller as the Brokerage name- The written offer dollar amount and the numerical dollar amount are different- Sales Contact has one out of the two Seller(s) on the contractI think I'll stop there...anyone else?

Hello all,I was with a previous brokerage and did little business over the last 2 years, decided to not renew my dues this last Jan and move to a referral base. 2 months after not renewing I have a family friend referred to me and want to buy within 2 months.
