I can't be the only one experiencing this.

Wholesalers, please don't take this post the wrong way. I'm not perfect nor do I know everything about real estate investing by any stretch of the imagination.

I respect all that Wholesalers do. Thank you for your hard effort and work.

- The Sales Contract doesn't have a start date and end date, only the start date.

- The Sales Contract has an inspection date that expired and is still pitching it

- There is not a paper trail of proper disclosure to all the parties involved regarding the wholesale fee, state disclosures, lead disclosures, etc.

- There isn't verbiage regarding assignable of contract

- Sales Contract has the wrong Seller's name

- Sales Contract is a copy from a local Realtor Board that has the Seller as the Brokerage name

- The written offer dollar amount and the numerical dollar amount are different

- Sales Contact has one out of the two Seller(s) on the contract

I think I'll stop there...anyone else?

@Scott Matthew C. I see messed up contracts all the time, but what you're describing sounds like a total mess. Run, don't walk ...
