You can also charge up-front points to juice the return a bit.

Hi @Dennis Nikolaev, short term rentals can be a great way to juice returns but be cautious of the potential impact of regulations that limit STR activities.

So the fund could use a side letter to juice the return for the first few investors, for example.  

Of course a lot of investors juice their returns by living there full time.

But if your numbers only pencil out with their high lease then you'll be in a world of hurt trying to rent it out if they go belly up.I love model lease backs - where the builder is solid and the lease at market makes sense and is replicable on the open market (otherwise I'll negotiate a lower selling price and put the risk on them)>
