Bad inspection report on home under contract...

Hi All,

I finally got one of my offers accepted!  Very excited because this is my first home.  The inspection report came back with 73 items to be addressed.  Maybe 20 or 25 items are a little serious like "minor cracks in foundation" not able to see if GFCI protection is installed in hot-tub/spa bc the build is obstructing view.  No entry points to attic and it has space higher than 30 inches in height. Termite damage and an inactive beetle infestation.  There is some wood damage.

I have never gotten this far yet, so I feel a little disappointed that this property came back w a bad report.  But I am inexperienced so not sure if my disappointment is even valid.

What do you think?

The house IS 100 years old, built in 1920, but it’s in a B+ neighborhood.  I think a highway is being built a mile away according to my agent.  

Today was the day the GC (K and S remodeling) was suppose to come give me an estimate on the repairs.  I made the appointment with them last Thursday and sent them the inspection report with a side line of the items I was interested in fixing.

They call last minute to cancel, today, and tell me they’re booked for the next 6 months.  A little behind the 8 ball now because I have to find a GC to give me an estimate within the next 3 days.

I’m sure it’ll work out cuz I’m on the horn now searching for a GC and so is my agent. 

Remington, you mentioned my agent could have shown me other inspection reports.  I had no idea that was possible or how it would help me.  Is that something I would ask him for?   And do you find it a good idea to make it a practice to look at other inspection reports?  It would show me what to expect?
