We have already rented most of our May-available properties and have begun advertising the August one we know will be coming available.  

In my particular circumstances I have begun looking into the cost to convert this garage to a studio unit with the assumption that I would at least recoup those costs if we did end up selling in the near future without benefiting from the rents for a long period. 

The courts and legal system have begun taking destabilization very seriously, and many landlords have been put behind bars.

@Davon Blackwell I'm sure you know that after moving any house especially 100+ year old house and getting it set on a foundation and all hooked up the fun has only just begun.

After all the reading/practice I can muster, I have begun my first search for a multifamily in Cincinnati Ohio. 

I could also condo it after the renovation and keep one unit, but I haven't begun to look at the cost/benefit of that.

We have begun looking in Ontario,  (Hamilton, London, Windsor...) and some areas in British Columbia, Canada.

I have already begun practicing analyzing properties, so once I have some of my own money in the near future I will be comfortable learning a new market and crunching numbers on potential deals.My current 6 month plan: Become gainfully employed in the Austin, TX area, and find a duplex or triplex to house hack as a start to the world of real estate investing.

As others have stated, I do not post any pictures of the exterior of the property, and only disclose the address once a dialogue has begun with a prospective renter that has completely answered the qualifying questions posted in my ad.
