I'd check out @Anson Young 's Youtube series on Bigger Pockets on analyzing markets for deals - he also wrote a book and it's full of goodness. 

I need to start a youtube series on this where I have fun with them and take them for a ride!!

Or if a new TV is $1200, it means I'm out of pocket $100 each month just to have it.
