You know, I have thought about this as well and began planting seeds not too long ago.

My wife and I have cleared out all our outside debt other than our present mortgage.We have a 3 unit property, a SFR with a duplex in the North Hollywood area, the tenants in the duplex are providing more than half of the mortgage.We are in the process of building up our seed capital to invest in flipping SFR's.

I am only contributing up to what the plan matches and nothing more.I also have a liquid savings account that I am depositing 40% of my pay into for my seed capital and first property (almost at my goal!).

I was told by my mentor to use the HELOC money as seed money to have in case I need it.

It would be at our cost to plant Grass seed. 

I gave a steep discount and they helped seed my reviews, but more importantly, they provided feedback about how to make things perfect.

There is a great company doing this based out of Nevada called Seed Capital.

They are self-propagating and produce millions of seeds every year. 

I have done that, where I provided the seed money and the partner did all of the work.

The idea is to treat this $50k as you seed money, that you NEVER, EVER, spend...but you use an unlimited number of times.
