Real Estate Attorneys

I am taking the next step in real estate investing. I am a contractor with residential construction experience and need help in what to look for in a real estate attorney to help me with sfr flippers and small multi-family homes. I live in the Los Angeles area and the attorneys I look seem to major in litigation and personal injury. I need to know what to ask that would be more specific to my needs. I don't know if there is a general area of practice or just ask if they help with proposals, contracts, legal property addresses, etc. Also, if this is generally done on a retainer relationship or is it item specific? In other words, I don't even know what I don't know about r.e. attorneys. Any help is greatly appreciated.

Thank you,

Tom S.
