Do you have recommendations on where I could do out of state investing to meet my return objectives of already a 10 % COC and $150 to $200 a door?

I feel that in pursuing this new objective, I have learned more about myself and the fascinating world of personal finance in the last few months than I have in... maybe ever.

My objective is to buy and hold for the next 10 - 15 years (my timeline is short).  

I would also bet that if the investor is buying all cash that his risk profile / tolerance is lower o/w he would be including leverage and hence, appreciation is nice to have but not the main objective.  

I'm wondering how multi-state brokerages work. For instance, I'm assuming Redfin is a brokerage in all 50 states. Does that simply mean they employ managing brokers in all 50 states? Or is there something special abou...

I would also like to work with an individual who will stay organized and be continually shopping to find me the lowest rates for my personal and future rental properties.
