If there is no passion and focus, someone will never succeed in what they want to achieve.Bryan, as funny as seminarland sounds, I can see how people there do get caught up in the ‘I can get rich’ momentum and not think how much time and effort you need to put into it.

Sounds like your momentum has continued to roll. 

Go after untargeted low competition keywords first before any hard ones and build momentum from there. 

Especially if it is your first house hack and you are offsetting your housing expense and building momentum for your next purchase in REI, it could still be a good first purchase for you.

It's so tempting to lose momentum when you invest a lot of time and money into getting someone up to speed... only for them to flake.

Hopefully your cash flow in those 2-3 years would be strong enough and you can continue a similar momentum once you refinance. 

Just do what builds momentum and you will get more excited to continue investing in the future.

Getting through the learning curve and getting some experience under your belt will help you pickup momentum in all kinds of ways.
