I understand I should be finding oil/gas industry, nurses, hospitals, etc but I don't know how to connect to the right people.   

I think $4 gas pricked the economy last time. 

Even the driving for dollar myth takes real gas and unless your Living with your mama you still have bills to pay at the same time.

4 - What would you estimate for average monthly power, gas, water, and trash (I know, this is going to be a wide range depending on # of occupants, climate sensitivity factors, etc)?

It was not an elective repair it was a gas leak that turned into having to replace the entire gas line.

Long story short they stating there is foundation problems, Drainage issues, mold issues, gas leak (the city turned on the gas a week before the home got listed and they checked for any leaks).

Keep receipts for any expenses you incurred due to dealing with the tenants, gas receipts for going back and forth to the property, ect.  

There are no gas leaks.
