The only kind of O&G partnerships that allow an offset against W2 income are those involved in exploratory drilling.

@Bryan TasumiThe problem is that you see having your home foreclosed on as an academic, bloodless event, a puzzle to be solved, not a trial to be lived through.Here in Allegheny County in Pennsylvania, I followed the monthly sheriff's sales very closely for a period of more than three years, from 2013-2017.

Am I missing some important piece of the puzzle here? 

@Pete Barrow I was recently in Boone on an exploratory trip.  

I thought the DSCR was independent of your personal scenario, so I'm thrown off by them sharing this number - OR - I feel like I'm missing a piece to the puzzle, I've never done a DSCR loan before. 

In my mind I see the property as the last piece of the puzzle, I'd like to secure an Agent, PM and handy man and/or contractor before picking up some property, for me mentally it just makes sense to have these in place with the understanding it all may not work out that way.

What has had me most puzzled is why the lender would be waiting so long to blow out his very low offer given it is probably 70% of market value and 50% of debt amounts?  

The burden is always on the investor to validate the information and do their own research, but a knowledgeable agent should be able to help supply some puzzle pieces. - How do most people estimate the cost to rehab?
