I emphasized repeatedly that no justification was ever given for any of these lower values.

You can’t emphasize enough how big a deal that is.  

The few keys thing to emphasize here is  (1) The loan is amortized over 20 years at 4.25% (fixed) so the monthly payment is low - hint, cash flow at the gate  (2) The loan balance (or the balloon payment) is due at the end of the 5-year period.  

If you are not currently using dynamic pricing, I can't emphasize enough how important this is.

You can even take it a step further and require that the potential tenant actually initial the lease to emphasize that specific clause, but ONLY if you've required other tenants to do the same. 

To emphasize the point, they all have their place and their own guidelines. 

I would again emphasize on the area - Class B and above to have less headaches.Financing, in addition to 1.25 multiple, I would ensure there is no prepayment penalty or atleast you are aware of it.

This is a viable option, and I see a lot of advertising out there for blanket loans that emphasizes things like low documentation requirements, low personal credit requirements etc. 

Emphasize Discretion: Since off-market deals are not publicly listed, stress the importance of discretion in your conversations.

Change your story each month as different stories will resonate with different people AND use each story to emphasize one of your “who do you know…” questions.
