What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

You would have ongoing filing requirements with the State and would need to keep business records and documentation.

Maybe on Sub 2  they can do something similar or at least have a disclosure document like we see in all the 50 disclosure docs RE agents have to use to sell houses. ???

I too offered agents the ability to offer the renovations without any upfront cost to the sellers and we would get paid at closing, of course this requires some documentation that stipulates that can not back out of the listing and other protections since we would have our money tied up into their home.

I offer some of our documents in the BP File Place, available to you for free, look under Other Documents for these.As for the most recent challenge... if you have a clause in your rental agreement about unauthorized occupants, enforce it.
