I am looking at a property here in FL that is listed as a single family for 470k but is functionally a triplex (3/2 house with a guest house in back that has 2 units, one is a 1/1 and the other is a studio, both units in guesthouse have kitchens).

Will small claim court rule the judgement in favor of us?

In Ohio, once the tenant was non-renewed, you'd serve a 3 day notice to quit and then file an eviction with the court if they were still on the premises.

You can check the Franklin County court records for any evictions or criminal background and cross reference this with what was on the application and their credit. 

However, it's important to note that it functions as a deferral, meaning the taxes owed will be carried over to the next property.
