tenant does not leave property after lease expiration
We have a tenant on a month to month lease that we had given a 60 day notice of lease termination letter to (text, email, and certified mail for delivery). The tenant is still in the property after the 60 day deadline. Any advice on next steps? I am a little confused by the eviction process in this situation if the lease has technically ended and they are remaining in the property. Do we need to deliver another form? Or does my original 60 day notice letter suffice?
-we have planned renovations and a long term tenant in place for this unit so we need to act as fast as possible.

That tenant is now a 'holdover.' See what your state/local rules are for evicting holdovers. In Ohio, once the tenant was non-renewed, you'd serve a 3 day notice to quit and then file an eviction with the court if they were still on the premises.
