I did not use a 203k I just paid for the reno cash in phases as I lived in it (half my first floor was gutted for 6+ months and I used my living room as a kitchen and my bathtub to wash dishes!).

I bought a bunch of business cards first starting out assuming I would be dishing them out like Candy at meetups etc, but reality is when you make a good connection the contact gets saved directly into your phone bypassing the need for a biz card.

Had one that said to contact them back when the deal goes through, another I met at the property he did not go on the roof, just walked it with me, another did the estimate via satellite images and the other didn’t need me to meet them, said they’d go by, but I happened to be there with the home inspector when they came by and they did get on the roof.
