I would just hire a cleaning person as it's not worth your hassle. 

There's a great deal involved in picking the right person, and there's a great deal involved in choosing to stay with the right person as the years march on.From my point of view as your garden-variety heterosexual guy, I have seen guy after guy after guy with some initial ambition blow the choice, and end up with a wife who was comfortable rather than who was helpful, who didn't really share the same life ambitions, who spend the early years basically lying to the guy to get what she wanted out of life, which boiled down to a nice house in the burbs and kids.These guys I'm talking about grow up in suboptimal homes and usually spend most of their early years trying to get out of their situation, working their butts off in school and on jobs to scrape together some money and change their stars.

I was thinking to mail this person a letter to ask about potentially adding to my buyers list and speaking to them further about his/her criteria.

You would do well to get rid of this person as soon as possible because it is highly unlikely things will ever get better with them.

Did you just post and mail notices, or let them know in person as well?  

If you are sincere, tell the truth , you will also find old men like me that would give a young , hard working person a chance and help you with a deal, so never give up .

You can still do it as one person as long as you have good maintenance guy and can get him to show up (I had problem with that). 

Also, while it can be a great idea to provide useful & informative details when cold-calling, don't give away too much of that type of value over the phone, before ever getting to meet these investors in person. As

Person B has $5,000 to spend a month outside of his/her regular job and outside expenses to send out letters, etc.Is person B, having $4K more in marketing dollars, more likely to get a deal than person A?
