About 5 years ago, I decided to get my RE license as I kinda predicted legislation being put in place against wholesalers (which slowly seems to be happening) and my thought was if I was licensed, I would be able to continue marketing to home owners (not to assign, but only to purchase for my own flips/rentals) So, I'm seeking guidance on a business concept that encompasses my knowledge, experience and licenses.

I am a systems engineer with very little real estate knowledge, but I enjoy the learning process and have been able to teach some close friends and family.

She told me that my knowledge and experience is valuable.So, I'm trying to see what can I offer to the community.

I understand there’s some nuance state-to-state in terms of deed of trust usage vs. using a mortgage for the second lien position (our investor in this case).So that we can arm ourselves with the most knowledge going into discussions, could anyone advise what the setup process actually looks like here?

It also requires gaining a level of sophistication and knowledge that not everyone has the time, inclination or ability to do.

Not every lender/agent works with investors/househackers so if a lender or an agent can recommend someone that has knowledge in the space and can help guide you through it.
