Where to look for my first Rental investment

Hi all, I have recently posted that I am new to rental property investment. I do have an STR in Dominican Republic but I would like to begin to build a portfolio here In The states. Now I have gone to Zillow and and other sites like that to look for properties. Using the 70% rule I'm sure does not apply to those listed there. So I guess I'm looking for help to tools to find the first one. Thanks. I have plenty more questions but, for a later time.
