Your choice as I see it is you can either:1 - Speculate on a potential $50k appreciation, all the while losing 7200/year of speculation (on top of the 3600 you've already "flushed" in negative CF), and wait a year for it, or...2 - Cash in now for around $118k, reinvest it now, and I would assume make more than that $50k (actually $42k+/- when you subtract the year of NCF) that you will be losing.Keep moving forward,

if they are slow on flushing then it may be a blockage in the main line, maybe the kid flushed another toy, I see that type of thing pretty often in fact so it would not surprise me at all.
