Toilet Replacement - Who pays

Last night one of our tenants (we live on site of our 4 unit building) cracked their toilet tank.  They had the tank cover off and another item was knocked off their vanity and landed on the toilet. We were able to seal it up enough that the tenant can use it until it is fixed. From my little bit of research it seems that the brand (Quasar) is not readily available any longer as well as it is recommended to replace the entire toilet, not just the tank.

The tenant has admitted it was their own fault and their responsibility and was not a result of wear and tear. I was thinking either way, if we did the work ourselves, then we'd charge for the new parts and/or if we used a plumber for the job, than we'd pay the bill and then send her a bill for money due to us? Any suggestions on this part? Thank you.

If they a good tenant otherwise, I would replace it myself and bill for the toilet.  There are some decent low flow, good flushers out there for less than $100. 

Legally you could probably have a plumber replace it and bill them the $350 or whatever, but I don't do this to be like the typical PM or landlord.  Be extraordinary @Dani Marie B.
