Now, finding properties that are deeply discounted enough where this method can be applied is going to be the more difficult task.

We do have a lender lined up and do have an agent.I'm thinking about going straight through the title company because my agent did not find this property and did not do any of the seller negotiation. 

An investor friend of mine sold it to me for a slight discount (185k).

Doesn't seem like he strives for purchasing at a discount or for distressed seller situations. 

I was just at a capital raising event in New York City pitching miami and columbus. by far there is more interest in miami for development, land entitlement, etc. you also aren't local so I'd discount what you say by like 80%. even if you are looking at "condo" investments, that's about the poorest way to invest in real estate so I'd say just you looking at that says something about your experience level. 

Also,  when I handle a "multipack" of files the borrower receives a discount on total fees. 

@Cliff DurrettIn some instances the first will take a discount to give the second some money, but in this instance they are so underwater I don’t think the second will approve this as they are basically getting wiped, and they have much higher BPO’sAlso be aware the lender may satisfy the loan but not release the debt, meaning they will allow for short sale but then get a judgment to have the balance of Debt validated and still owed

You can get a discount with your bigger pockets membership, which helps a little.Definitely haven't heard over had any issues with bounce payments.
