Hello,

I'm based in California and looking to dive into the real estate market in the Cleveland and Akron areas. I've got my eye on some promising opportunities, but I could use some guidance from those experienced in these markets. Specifically, I'm interested in finding a lender that allows a 10% down payment on investment properties.

If anyone here has experience investing in these areas or has any lender recommendations, I'd greatly appreciate your insights. Additionally, any tips for out-of-state investors would be invaluable.
